Last updated: October 2026

NestClearly is committed to protecting your privacy. This Privacy Policy explains what information we collect, how we use it, and the choices you have regarding your information.

1. Introduction

NestClearly ("we," "us," or "our") respects your privacy and is committed to protecting your personal information. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you access or use the NestClearly platform ("Platform"), including our website, tools, and services. This Privacy Policy applies to all users of the Platform, including sellers, buyers, park managers, service providers, and visitors. By using the Platform, you consent to the practices described in this Privacy Policy. If you do not agree with these practices, please do not use the Platform. This Privacy Policy is incorporated into and subject to our Terms of Service.

2. Information We Collect

We collect information in three ways: information you provide directly, information collected automatically, and information from third parties. Information You Provide Directly • Account information: name, email address, phone number, and password when you create an account. If you sign in through Google or Facebook, we receive your name and email address from those services. • Listing information: home details (type, year, bedrooms, bathrooms, location), photos, descriptions, pricing, address, mortgage balance, and contact preferences when you submit a listing. Street addresses are stored securely and are never displayed publicly. • Inquiry and messaging data: messages you send to or receive from other users through the Platform, including inquiry details such as financing type, pre-approval status, and move timeline. • Contact form submissions: name, email, and message content when you contact us. • Payment information: processed securely through Stripe, our payment processor. We do not store your full credit card number, CVV, or bank account details. Stripe's handling of your payment data is governed by Stripe's privacy policy. • Partner referral data: if you arrive through a partner referral (such as David Buys Mobile Homes or other partner integrations), we receive information your referring partner provides, which may include your name, email, phone number, and home details. This data is used to pre-fill your listing and is governed by this Privacy Policy once received. Information Collected Automatically • Usage data: pages visited, features used, search queries, links clicked, and time spent on the Platform. • Device information: browser type and version, operating system, screen resolution, and device type. • Network information: IP address, approximate geographic location (city/region level, derived from IP), and internet service provider. • Referral data: how you arrived at the Platform, including referring URLs, search terms, and campaign parameters (UTM tags). • Cookies and similar tracking technologies: as described in Section 5 below. Information From Third Parties • Authentication providers: if you sign in with Google or Facebook, we receive your name, email address, and profile identifier from those services. • Partner integrations: referring partners may provide seller information as described above. • Analytics providers: aggregated usage data from analytics services as described in Section 5.

3. How We Use Your Information

We use the information we collect for the following purposes: • Provide, operate, and maintain the Platform, including processing listings, facilitating inquiries, and enabling messaging between buyers and sellers. • Process your listing submissions, payments, and account management. • Send you transactional emails, including listing confirmations, inquiry notifications, payment receipts, account verification, and password resets. • Send you service updates and, with your consent, promotional communications. You can opt out of promotional emails at any time. • Respond to your questions, feedback, and support requests. • Detect, investigate, and prevent fraud, spam, abuse, unauthorized access, and violations of our Terms of Service, including automated bot detection on forms. • Analyze usage patterns, measure the effectiveness of our features, and improve the Platform. • Personalize your experience, including pre-filling listing forms from partner referrals. • Measure the effectiveness of advertising campaigns through conversion tracking (as described in Section 5). • Comply with legal obligations, enforce our Terms of Service, and protect the rights, property, and safety of NestClearly, our users, and the public. • Facilitate business transfers, mergers, or acquisitions as described in Section 4.

4. Information Sharing and Disclosure

We do not sell your personal information to third parties. We do not rent, lease, or trade your personal information for monetary or other valuable consideration. We share your information only in the following circumstances: With Other Users Your listing information (home details, photos, description, city, state, and asking price) is visible to anyone browsing the Platform. Street addresses are never displayed publicly. When a buyer sends an inquiry, the seller receives the inquiry details but does not receive the buyer's name or email until the seller chooses to respond through the Platform's messaging system. With Service Providers We share information with third-party vendors who help us operate the Platform. These providers are contractually required to protect your information and may only use it for the purposes we specify: • Stripe — payment processing • SendGrid — transactional email delivery (inquiry notifications, account emails) • Vercel — application hosting and deployment • Neon — database hosting and storage • Vercel Blob Storage — secure photo and image storage • Mapbox — map display on listing pages (no personal data shared; only geographic coordinates) • Google Analytics — website usage analytics (anonymized/aggregated data) • Meta (Facebook) — conversion tracking for advertising campaigns (as described in Section 5) With Partner Referral Sources If you arrive through a partner referral, the referring partner may receive confirmation that you completed the referral process (e.g., that you created a listing). We do not share additional personal information back to partners beyond what is necessary to track the referral. With Lenders and Service Providers If you use our Lender Match, Movers, or similar tools and submit a contact request, your information is shared with the provider you selected. We disclose referral relationships in accordance with FTC guidelines where they exist. For Legal Reasons We may disclose your information if required to do so by law, regulation, court order, subpoena, or other legal process, or if we believe in good faith that disclosure is necessary to protect the rights, property, or safety of NestClearly, our users, or the public. In a Business Transfer If NestClearly is acquired, merges with another company, or sells all or a portion of its assets, your information may be transferred as part of that transaction. We will notify you of any such change by email or prominent notice on the Platform before your information becomes subject to a different privacy policy.

5. Cookies, Tracking Technologies, and Advertising

We use cookies and similar technologies on the Platform. We categorize them as follows: Essential Cookies (Always Active) These cookies are required for the Platform to function. They include your authentication session cookie, security tokens (CSRF protection), and cookie consent preferences. You cannot disable these without losing access to core features. Retention: session duration (24 hours, refreshed on activity). Analytics Cookies (Opt-In) With your consent, we use Google Analytics (GA4) to understand how visitors use the Platform. This includes pages visited, time on site, traffic sources, and interaction patterns. Google Analytics uses cookies to collect this data. Google's use of this data is governed by Google's privacy policy. You can opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on. Retention: up to 14 months. Advertising and Conversion Tracking (Opt-In) With your consent, we may use the following advertising technologies to measure the effectiveness of our marketing campaigns: • Meta Pixel (Facebook): tracks conversion events (such as listing submissions and inquiries) to measure advertising performance on Facebook and Instagram. Meta may use this data in accordance with Meta's privacy policy. • Google Ads Conversion Tracking: tracks conversion events to measure advertising performance on Google. Google may use this data in accordance with Google's privacy policy. These technologies may collect information such as your IP address, browser type, pages visited, and actions taken on the Platform. We use this data solely for measuring advertising effectiveness and do not use it to build individual user profiles for targeted advertising on our Platform. You can manage your cookie preferences at any time by clicking "Cookie Preferences" in the footer of any page. You can also control cookies through your browser settings, though disabling essential cookies may affect Platform functionality. Do Not Track Signals Some web browsers transmit "Do Not Track" (DNT) signals. Because there is no industry standard for how to respond to DNT signals, we do not currently respond to or alter our practices when we receive DNT signals from your browser. We will update this policy if a uniform standard for responding to DNT signals is established.

6. Data Retention

We retain your personal information for as long as necessary to fulfill the purposes described in this Privacy Policy, unless a longer retention period is required or permitted by law. • Account information: retained for as long as your account is active. If you request account deletion, we will delete your personal information within 30 days, except as noted below. • Listing data: active listings are retained for the listing period (180 days). Expired or removed listings are retained in anonymized form for analytical purposes. • Transaction records: payment records and listing fee receipts are retained for 7 years to comply with tax and financial reporting requirements. • Inquiry and messaging data: retained for 2 years after the last activity in a conversation thread, or until account deletion, whichever comes first. • Server logs and security data: IP addresses and access logs are retained for up to 90 days for security and abuse prevention purposes. • Legal holds: we may retain information beyond these periods if required by law, regulation, or legal proceedings, or if needed to resolve disputes or enforce our agreements. After the applicable retention period, personal information is either deleted or anonymized so that it can no longer be associated with you.

7. Data Security

We implement reasonable technical, administrative, and organizational measures to protect your personal information against unauthorized access, disclosure, alteration, loss, and destruction. These measures include: • Encryption in transit: all data transmitted between your browser and our servers is encrypted using TLS (Transport Layer Security). • Encryption at rest: sensitive data, including passwords, is hashed and stored using industry-standard algorithms. Full payment card details are never stored on our servers. • Access controls: access to personal information is restricted to authorized personnel who need it to perform their job functions. • Infrastructure security: our hosting providers (Vercel and Neon) maintain SOC 2 compliance and implement comprehensive security programs. • Monitoring: we monitor our systems for security threats and unauthorized access attempts. Despite these measures, no method of transmission over the Internet or electronic storage is 100% secure. We cannot guarantee the absolute security of your information. If we become aware of a security breach that affects your personal information, we will notify affected users and relevant authorities as required by applicable law, including state data breach notification laws. We strongly recommend using a unique, strong password for your NestClearly account and not sharing your login credentials with others.
